Development Projects Moving Forward
The Phase 2 plan for the Luxury RV Park at Tranquility Lake was just submitted to the city for review.
Phase 2 consists of 52.12 acres and includes 358 motor coach sites. Combined with the 144 sites in Phase 1, there will be a total of 502 sites. Phase I covers 36.26 acres. Overall, amenities include a welcome center with a gatehouse, a restroom/laundry area, dog park, common space, private streets, dock, swimming pool, and tennis courts. It all starts with the rework of Durden Parkway, at the developer's expense, for safe entry/exit.
The RV Park will be operated by Equity Lifestyle Properties Inc., a leading owner, and operator of manufactured home communities, RV resorts, and campgrounds. Equity Lifestyle manages 434 properties throughout the U.S. and Canada.

Distrubution Center Concept Plan
Last month, we noted the Walmart Supercenter is back on the radar for SW Pine Island Road across from Bubba's along Saddlebrook Rd. The plan is under review by the city. Now, to the west of the Walmart site is a preliminary plan for some sort of distribution warehouse going up. Known as "Project Lake Union", it's hard to pinpoint which company is involved, so we won't speculate. Any distribution center will bring a lot of jobs to Cape Coral and that's something to look forward to. We'll keep you posted as information becomes available.

New Development in Cape Coral - May 2021
Walmart ...... it's baaack!
In the recent past, we told you that the Walmart Supercenter once planned for SW Pine Island Road across from Bubbas was off the board and not going to happen.
For years there was no movement and the land was even advertised as being for sale. However, an advisory plan has been submitted to the city for a Walmart Supercenter in that very location.
Around 2015, detailed plans were moving ahead when Walmart stopped all activity. That should make it easy for them to pick right back up and fast-track the project this time around. We shall see.

In the past, we had described all the plans for the intersection of Chiquita and Pine Island Road including changes in planning after ABC Discount Liquors of Orlando purchased the land on the northeast corner, just west of Aldi, and submitted a tentative plan for a liquor store and several small retail shops.
A site plan has now been submitted for the southeast corner, between Chiquita and Bob Evans restaurant. That plan is for a convenience store/gas station known as Daybreak Market and Fuel.
Daybreak Market & Fuel has at least 16 Daybreak and fuel-related LLCs registered in the state of Florida with two currently in permitting in Jacksonville and one that began construction in Port Charlotte in March with an expected completion date of August 2021.
The Cape Coral location will consist of a 7,188 SF convenience store, fuel pumps, and a restaurant w/drive thru.
There's more, coming to Chiquita and Pine Island Rd.
In between Daybreak Market and Bob Evans will be a new US Postal Facility known as the USPS North Cape Coral Branch according to a preliminary plan submitted May 20, 2021.
The 86 acre property just off Embers Parkway and Nelson Road has completed a traffic study as part of the approval process for their development known as Embers Lakes.
This 1,310 unit multi-family complex of 4 story buildings has been in the works for several years and is now moving ahead in a big way. Plans also include 76 electric vehicle charging stations.
Bimini Basin development on the horizon
The Community Redevelopment Agency approved a non-binding letter of intent with Roers Development for a proposed development along the Bimini Basin.
Known as "Project Dolphin," the project will be a mixed-use development, with 185 apartments, a 375-stall parking garage, 25,000 sq. ft. of commercial space, a pedestrian promenade and an 8,000 sq foot waterfront restaurant with docks, boat slips and upgraded seawall.
The project will cost about $50 million. Approximately 700 combined construction (570 jobs) and permanent retail and restaurant jobs (120) are expected to be created for a project that could spur future development.
Project Dolphin would be built on the western edge of the basin, with Cape Coral Pkwy on the northern boundary. Groundbreaking is anticipated in late summer 2022 with completion by the end of 2023.
Roers, last year, completed construction of a $50 million, 319-unit multi-family development called "Cape at Savona," located on Savona Ave. just west of Chiquita Boulevard.
The Community Redevelopment Agency also entered into a letter of intent with Flaherty & Collins Development to develop the property between Cape Coral Parkway and SE 47th Terrace, SE 8th and SE 9th Streets.
The developer plans to use the entire block and construct a mixed-use building with approximately 280 luxury apartments, 18,000 square feet of commercial space; and a 525-stall parking structure with the first two levels reserved for public use.
Plans are expected to be submitted in the fall, with groundbreaking expected for Spring 2022. Amenities include a pool and courtyard, lush street landscaping, and possibly, outdoor dining.

Cape Coral is reaching out to an outside entity for an experienced big picture view of what the city can become as it builds out. At the 10:00 am March 10th Committee of the Whole meeting, the nationally and internationally recognized Urban Land Institute will present to City Council the process by which they can assist the city in forming a vision for economic development in the Cape now and over the next 50 years.
ULI has assisted over 700 communities in urban development, land use, strategic planning, and image enhancement. You can catch the presentation on the city website under "Agenda" or on YouTube after the fact. There's no doubt you will find there's much to consider for Cape Coral.
As for current development in our area, we had reported a while back that there was a plan for a Raceway gas/convenience store with fast-food and retail on the northeast corner of Chiquita and Pine Island Rd., however, there's now a new owner of the land.
That owner is ABC Liquors Inc. of Orlando and they are planning a 12,000 sq foot liquor store for that property with the addition of two 1,275 units which would be for a drive-thru restaurant and retail store, with tenants to be determined. It's good to have choices and with ABC Fine Wines and Spirits in our neighborhood, that may be worth toasting!

Two fast-food restaurants are on the horizon for the area around Home Depot on Skyline. Plans are out for a Wendy's on the lot next to Dairy Queen. Directly across the street will be a Culvers in front of Home Depot.
There are still plans for a gas/convenience store and fast-food restaurants at the other vacant corners of that intersection but they are tentative. Don't forget that on the east side of Aldi, there will be a Joe V's Farmers Market which may be breaking ground this summer.
Further west on Pine Island Rd., Coastal Building Supply is building a Decks and Docks store in front of their current operation which will enhance the shopping experience at that location.

Burnt Store 300: The city's Economic Development website is promoting Med Tech, Supply Chain, and Light Industrial Developments in our area to diversify businesses and create good-paying jobs. The Cape's existing industrial parks on Andalusia and Viscaya, are nearly built out with no new space to accommodate new industry. The city is promoting the following areas:
*Burnt Store Road above Kismet, the City owns a 300-acre site that lacks public infrastructure but features good access to Interstate 75.
Hideaway Storage is moving forward with a site plan for a Burnt Store location just south of the Tropicana 7/11. The public storage facility will encompass 78,869 square feet with 6 buildings.

*Pine Island Road west of Chiquita Blvd. has three privately-owned undeveloped sites, one representing 120 acres and two other sites located across the roadway (this includes the once proposed Walmart site).
And if you haven't heard, zoning has been approved in Charlotte County for a tiny home development on Burnt Store Rd.
It's south of Punta Gorda and not in Cape Coral, but since tiny homes have been an on-again, off-again topic in Cape Coral, you might want to take a look at what this type of development could look like.

This Charlotte County development would cap at 230 homes and is geared towards seniors and singles. The homes are as small as 400 square feet, with only 1-2 bedrooms. Prices start at $130,000 but can go up to $180,00 depending on size and amenities. Owners must lease the land and pay a lifestyle fee.
