SUPPORT AND ENCOURAGE CAPE CORAL CITY COUNCIL TO ADOPT THE BURNT STORE ROAD DISTRICT “BURST” LAND USE AMENDMENT

Over the past few years, Development Services, City Staff, City Council, and Planning and Zoning have come together to create a bold vision plan for the Burnt Store Rd corridor known as BURST. The corridor will encompass land along Burnt Store Rd from Van Buren north to the county line. What is the BURST?

What is the BURST?
BURST is a city-initiated future land use amendment, creating a new zoning district and landscape standards to develop a combined 1135.77-acre gateway for Northwest Cape Coral. The goal was to promote commercial dominant-economic development, job creation and SMART Growth. Preservation of future commercial zoning vacant land to encourage development of retail, health services and restaurants in thriving shopping districts. A new economic engine for the NW.

Why Support the BURST?
Without the Burnt Store Road District (BURST) land use amendment, 982.82 acres within the zone would have the right to build multi-family residential. Adoption of the BURST would remove multi-family development rights. If adopted, the BURST would add 152.95 acres of potential commercial development. The BURST adoption would also prevent car wash and storage facilities which dominate all commercial districts surrounding the NW communities.

What Could the BURST Amendment Provide for NW Residents?

  • Hospital or Urgent Care Center to reduce traffic commute and save lives.

  • Multiple shopping districts to reduce traffic on Pine Island Road.

  • Local restaurant Dining and take out local delivery.

  • Multi-modal opportunities to eliminate dependence of vehicle use

  • Landscaped commercial districts and medians.

  • Attraction of industry and business corporations to offset tax liability.

  • Over 12,000 residential homes are in the planning and permitting stages within 3-6 miles of the BURST located just over the Charlotte County boarder and 3,500 residential units at Hudson Creek development along the BURST zone create endless opportunities for developers.
