Seven Islands Project
December 1, 2024 - Update:
Gulf Gateway Resort & Marina Village is proposed for the Seven Islands development which is approximately 47 acres located alongside Old Burnt Store Road. We envision the Seven Islands properties as a destination with waterfront living, vacationing, dining, shopping and entertainment.

The development team continues to work with the City of Cape Coral as we create this amazing
resort destination that will enhance the area and provide amenities for residents and visitors.
TIMING:
We have submitted our permits to the Corp and the DEP with the city for the seawalls and boat
docks. We have been working diligently with city staff for over a year on the project plans and the developer agreement. Our goal is to break ground next year. We are still anticipating a 10-year build-out. The project will be completed in phases, for example, phase 1 includes Island 7 and the Old Burnt Store Road frontage.

7 Islands Project
The Seven Islands development is located in the southwest area of the Northwest Cape. The Seven Islands development is approximately 48 acres including seven 'islands' and 46 adjoining properties located along Old Burnt Store Road. The study area is generally bounded on the west by the Spreader Canal, on the north by the St. Michel Canal, on the east by Old Burnt Store Road, and on the south by Southwest 2nd Street.
Initial Project Planning
The 7 Islands Development Project planning started over a decade ago. Preparation for a visioning and conceptual design effort for the Northwest Cape area began when The City hosted a three-day design charrette in November 2015. The City of Cape Coral contracted with a consulting firm (CPH, Inc.) to conduct interviews with City officials, City staff, members of the NWNA, Civic and business groups. The final consultant report “Cape Coral Florida Northwest Cape and Seven Islands Vision Plan” was dated October 31 st , 2016, and submitted to City Council. Design Concept D-1 outlined in the Vision Plan was selected.
The NWNA Summary -7 Islands Survey captured the responses of 61% of the members published in the consultant’s report. Park Use, waterfront dining, and single-family homes were the most requested great place-making attributes on the 2016 Survey. Sale of Property to Gulf Gateway Resort and Marina Village-
On November 14, 2016, City Council voted to accept the final consultant report dated October 31st, 2016, for the Vision Plan for the Northwest Cape and Seven Islands; approving Design Concept D-1 as the basis for the work plan; directing staff to proceed with the recommended work plan under Resolution 206-16. The City of Cape Coral approved the sale of Gulf Gateway Resort and Marina Village on February 20, 2023.

Community Island 7, positioned next to Tropicana Park, creates an expansion of the “greenspace” by combining the activity use and open spaces of each location. Some of the features of the island include:

· The neighboring Public Lagoon on Hotel Island 6 connectivity to the “Community Island” further expands the recreational use for residents and creates a new waterfront beach destination.
· The high-density construction of residential condominiums and apartments is planned on the five (5) islands to the south. The centrally located “Commercial Village Center” features waterfront dining, walking paths, and dock accessibility in the central location of the development.
· Integration of expanded transient docking opportunities for boaters, bike parking, golf cart (minimum speed vehicle) parking areas, kayak docks, and walking paths to promote this “automobile-free” destination.
