Overview

The DRC is dedicated to enhancing property values and the quality of life in the Northwest Cape by reviewing future land use and zoning changes, monitoring development proposals, and advocating with government and commercial entities on behalf of residents. DRC stances are based on in-depth research into issues and the majority opinion of NWNA membership.

February 2024 Development Update - More in Store for 2024!

As the new year gets underway, it’s time to take a look at what’s ahead in commercial construction for our area in 2024. 

First, let’s talk about projects currently in construction because there’s nothing like a sure thing.  The Shops at Del Mar is going up on SW 10th Place and Pine Island Rd., across from Boaters Paradise.  It will consist of four standalone buildings, one with a drive-thru.  The Shops will feature high-end retail, restaurants, a bar, and a supermarket.  Scheduled for completion by the fall 2024, the Shops at Del Mar will add badly needed commercial businesses to SW Pine Island Rd.

But the developer, TLD Development, will not stop there.  A similar development, The Shops at Del Sol, is set for construction in 2024 with completion in 2025.  Del Sol will consist of 10 freestanding buildings with 6 drive-thru opportunities.  Del Sol is three miles east of Del Mar, on the north side of Pine Island Rd. between NE 10th Pl. and 13th Ave., to the west of the Dairy Queen.

Close to Shops at Del Mar, construction is underway at the northeast corner of SW 12th Ave and Pine Island Rd. for a Best Box 3 Story Climate Controlled Self Storage Building.  This project was approved years before restrictions to storage buildings were even a consideration in the Cape.  Along Pine Island Rd., in front of the storage building, there will be a coffee shop called Coffee Rush Drive-Thru. It’s a national chain that offers a lot of food and drinks in a small enclosure.

Island Pearl has requested construction permits for their parcel on the west side of Burnt Store Rd. and north of Pine Island Rd.  It’s for one single building at 10,000 + sq. ft. with multiple tenants.  Tenants have not been named but it was revealed at a city council meeting months ago that a Dunkin Donuts drive-thru might be in the mix.  Time will tell.  To the west is another parcel the developers own which is permitted for demolition of several abandoned homes there.  No plans yet for the westernmost parcel.

“Walk Ons Bistreaux” has applied for construction permits so it’s one step closer to becoming reality.  It will be built in the parking lot of the Shops at Cape Crossing on the north side of Pine Island Rd., joining  Around the Clock Fitness and the Cube Smart storage facility. Walk Ons is all about Louisiana Cuisine.

Permits were approved for an interior remodel of the former Golden Corral on the northwest corner of Andalusia and Pine Island Rd.  The site will now be the home of a Twin Peaks restaurant.  We previously reported the restaurant was in planning along with an outbuilding.  Twin Peaks is a popular chain of restaurants known for their Americana-style comfort food, extensive beer selection, and a mountain sports lodge theme.
